Many good, responsible borrowers are being lumped by the media into a general category as &quot;irresponsible&quot; but that is most often not the case. Many, like you, have lost income, have depleted their savings trying to stay ahead, only to find that their personal &quot;safety nets&quot; just were not large enough to handle the duration of this economic crunch. It&#039;s a frustrating state of affairs. The lenders know this - they are just limited by what they are able and willing to do.

My suggestion to you is to be a &quot;squeeky wheel&quot; with your lender....call and call again. I have found that the lender&#039;s ability to modify loans changes as the level of government assistanct and requirements change.

Next, evaluate your financial picture as it is right now...what will work for you in regards to a payment structure and go for that goal with your lender.

Finally, really consider if selling may be the best option for you. Unfortunately, some lenders are more able to approve a short sale than they are able to approve a loan modification.  I know, it doesn&#039;t make sense...but sometimes that is the case.

On the bright side, if you do sell your home, is there another home in your area that may now be better priced than in the past and offer you a financial opportunity to get yourself back on track?
